Leasing Policies

SECURITY DEPOSITS:  $1000 FOR 1 MONTH, $2000 FOR Multiple MONTHS

Security Deposits are due upon booking. Deposits DO NOT apply toward rent. The deposit will be Refunded within 21 days of departure less any damages, bed rentals or other charges. Deposit checks are Refunded by check. Deposit checks should be cashiers checks made out to Kenneth D. Balch Trust Account.

RENTS
Rent is required 90 days in advance of occupancy. Reservations made less than 60 days prior to arrival. Require deposit and rent payments in full at the time of booking.

CANCELLATIONS
In the event a reservation must be canceled, there will be a $35 handling fee and the following will apply:

1. If written notice is received 90 or more days prior to the start of tenancy, payment of rents and Deposits will be refunded.
2. If cancellation occurs less than 90 days from the start of tenancy, a refund is subject to ability to re-rent the property.


SHORTENED STAYS
If your visit is shortened, we’re sorry but rent will not be refunded.

CHECK-IN
Check in time is 3:00 p.m.

CHECK- OUT
Checkout time is 11:00 a.m. After 11:00 a.m., a $50.00 late fee applies. Please return the keys. There will be a $150.00 per key charge for any keys not returned upon departure.  $100.00 will be charged for a garage opener not left in condo. Not responsible for lost or stolen articles.

EMERGENCIES
Police, fire and ambulance dial 911. For emergency repairs call the leasing Office at 218-1264, or after hours call the Dinah Shore gate at 321-5694.

OFFICE HOURS
9:00 a.m. – 5:00 p.m., 7 days a week. Closed Thanksgiving and Christmas.

COMMISSIONS
All commissions will be deducted from the first rent payments until total commission is paid to Allstar Real Estate.
